Planning & Development
Planning is still the key to adding value to property assets and the planning system is complex. We have the expertise and track record in securing valuable consents on land including greenfield, brownfield or change of use of existing buildings (Including permitted development rights) to residential.
We have been very active in sourcing and securing office to residential (PDR) schemes. There is also a growing trend under PDR for the conversion of retail, industrial and farm buildings to new homes and we remain focused on this market.
With the continued housing shortage and strong demand from owner occupiers and investors, we envisage a steady stream of newly consented development sites coming to the market.
Project Management & Building Warranties
Project Management is an important part of our business, and our wealth of experience continues to win us new residential projects. We can assist with single builds to larger scale developments.
Independent Monitoring Services As part of our service, we can also provide an independent monitoring service to cover building regulations, along with SAP and EPC testing combined with a Professional Consultants Certificate/Council of Mortgage Lenders Certificate.
We are able to assist with sourcing 10 year Structural Warranties/Latent Defect Policies which are an essential requirement for new builds and refurbishments.
Sales & Lettings
We are active in the sales and lettings of property and will be happy to provide a open market appraisal for your property.
Student housing continues to be a growth sector and we have an ongoing involvement in the student market and are currently building a new 65 bed purpose built halls of residence in Taunton for Richard Huish Sixth Form College, due for occupation in September 2017
We are fully retained by RENTplus – UK Limited to assist with the acquisition of over 5000 new affordable homes by 2020.
RENTplus is a privately funded affordable housing landlord expanding a new innovative housing model, designed to help aspirational families take the first step on the housing ladder by facilitating purchase of their home at a discount to market value after a period of occupancy.
RENTplus has been approved by the Homes and Communities Agency and has a vey important place in the affordable housing market.
